As a Notary Public, I, Pauline Fong-Leung, have extensive experience in the financial field, having worked as a Bank Manager, both locally and overseas. With a Master's Degree in Business Administration from the University of Warwick (United Kingdom), I can provide not only professional legal services but also general business market advice to interested clients. Throughout my career, I have received numerous awards and recognition, including the Dr. B.W. Hoeter Award from the Society of Notaries Public in recognition of receiving the highest marks in the Notarial Statutory Exams in 1994.

Typical Purchase File Procedure
As a Notary Public office, we have developed a streamlined process to ensure a seamless transaction. The typical procedure involves the following steps:
1. Receipt of a firm and binding Contract of Purchase and Sale
2. Collection of necessary details required for the transaction
3. Ordering of a Form F Strata Certificate of Financial Clearance (and a Form B Strata Information Certificate if required) for properties that are strata's
4. Obtaining an Insurance Binder from the insurance agency (if a mortgage is being used)
5. Ordering a Survey Certificate or Title Insurance (if a mortgage is being used)
6. Preparing the Buyer's document package
7. Signing of all pertinent documents by the Buyer
